📜 What the Law Says About Fire Door Inspections
Regulatory Reform (Fire Safety) Order 2005 (FSO)
Under the FSO, the Responsible Person (usually the building owner, manager, or employer) must ensure that the fire safety measures in the premises are maintained in an efficient state, in efficient working order and in good repair.
This includes fire doors — which are vital passive fire protection measures. Although the FSO does not specify exact intervals for inspections, it requires that fire doors must be regularly checked and maintained to ensure they perform correctly in the event of a fire.
Fire Safety (England) Regulations 2022 (in force from January 2023)
These new regulations place additional, specific duties on Responsible Persons for multi-occupied residential buildings:
For multi-occupied residential buildings above 11 metres in height:
- Fire doors in communal areas must be checked at least every 3 months.
- Flat entrance doors must be checked at least once a year.
Responsible Persons must take all reasonable steps to ensure these doors are in good working order — including making sure they close properly and have intact seals and fittings.
Other Requirements & Best Practice
- For other types of buildings (schools, offices, sports facilities, commercial premises), the FSO still applies — meaning it is your duty to keep fire doors properly maintained and fit for purpose.
- The National Fire Chiefs Council (NFCC) and the British Woodworking Federation’s Fire Door Alliance strongly recommend routine, documented inspections at least every six months, or more often in high-traffic areas.
Failure to comply can result in enforcement notices, fines, or prosecution — and most importantly, puts lives at risk.
